Home Valuation Basics

Understanding your home's value

What is a home valuation?

A home valuation determines the current market value of a residential property. It's essential in any real estate transaction and protects buyers, sellers and lenders from over-borrowing and financial loss. When you take out a mortgage, the home is the collateral, so an accurate valuation protects the lender's ability to recover its costs if the loan isn't repaid.

How is my home's value calculated?

Your home's value is based on its location, age, size and condition, any improvements or renovations, and recent sale prices of comparable homes in your neighborhood. Current market trends matter too, including inventory levels, interest rates and buyer demand, which can shift quickly in Silicon Valley.

How accurate is an online valuation?

An online valuation is a great starting point and a general estimate of your home's worth. It may miss recent renovations, unique features, lot and view premiums, architectural or historical character, and how buyers in your specific neighborhood see your home. For the most accurate number, schedule an in-person review.

How is a valuation performed?

Two accurate ways to value a home

Market Analysis

Comparative Market Analysis (CMA)

Prepared by your agent

A CMA is how real estate agents value a home. It looks at similar homes that recently sold nearby. Usually the agent picks at least three recent sales that are as similar and as close as possible to your home, then compares each one feature by feature.

Each difference is priced out, and each comp's price is adjusted to estimate what it would have sold for if it matched your home in today's market. The result is a realistic list-price range.

Appraisal

Professional appraisal

An unbiased professional opinion

An appraisal is an unbiased valuation by a licensed appraiser. Mortgage companies typically require one for purchases and refinances. The lender usually orders it, and the homeowner pays the fee, which is often several hundred dollars.

The appraiser inspects the home inside and out, reviews recent comparable sales and market trends, and writes a detailed report. The report includes a building sketch, a map of the comps, photos, and how the square footage was measured.

Why is a valuation important?

When a home valuation matters

Refinancing

Lenders base loan amounts on your property's value and typically let you borrow up to 75% to 96.5% of it. Knowing your value shows how much equity you have. More equity usually means better refinance terms.

Home improvements

If you're renovating to boost resale value, you don't want to price yourself out of the neighborhood. A valuation shows how your home compares with others nearby, so you can focus on the upgrades that pay off.

Qualifying for credit

A Home Equity Line of Credit (HELOC) can be a smart way to borrow against your home. Most lenders require at least 20% equity. A valuation tells you whether you're likely to qualify, and the lender will use it in its decision.

Planning ahead

Even if you're not selling, knowing your home's value helps you plan for the future. It also helps you respond to the unexpected, like a sudden need for cash or a quick relocation, with confidence.
