Home Financing & Pre-Approval in the Bay Area
Build a comfortable home budget before you build a shortlist.
Begin with your monthly comfort level
A lender can explain what financing may be available, but your search should also reflect the payment you are comfortable carrying. Consider principal and interest, property taxes, insurance, HOA dues where applicable, maintenance, and reserves. Discuss both your upfront cash and your ongoing costs before setting a search range.
Prepare for a lender conversation
Ask what documents are needed to review income, assets, debts, and credit. Provide sensitive documents through the lender’s secure process. Clarify whether a letter is a preliminary estimate or a pre-approval based on reviewed documentation, what conditions remain, and when it expires. Pre-approval is not a promise of final funding.
Compare the whole loan proposal
Compare rate, APR, points, lender fees, estimated cash to close, and the proposed monthly payment. Ask about rate locks and changes that could affect approval. For a loan covered by the disclosure requirements, use the Loan Estimate and ask the lender to explain any cost you do not understand.
Follow the loan through closing
After a home is under contract, the lender evaluates the borrower and property, requests any remaining documents, and submits the file for underwriting. Approval may have conditions. Final documents, signing, funding, and recording are separate steps coordinated with the lender and escrow team. Confirm timing rather than assuming that signing alone means the purchase has closed.
Questions to bring to your consultation
What cash will I need beyond the down payment? Which costs are estimates? How will a change in employment, credit, or a major purchase affect the loan? What must still happen before funding? Keep these questions in one list and review them with your lender.
