Where to Live in Silicon Valley: A Community Comparison Worksheet
AT A GLANCE
Compare the life you will live at each address: daily travel, home layout, recurring costs, and the errands that shape your week. Use the worksheet below to keep your shortlist consistent.
The best place for your next home depends on your routines, housing needs, budget, and priorities. A city name alone cannot tell you whether a particular address will work. Use this worksheet to compare a few communities consistently before narrowing your search.
Start with a focused shortlist
Explore homes in San Jose, Campbell, Santa Clara, Sunnyvale, Mountain View, and Los Gatos. These pages are starting points for viewing inventory. Compare the actual property, street, and daily journey rather than treating a whole city as one uniform neighborhood.
Your comparison worksheet
| Decision | What to record for each home | How to check it |
|---|---|---|
| Daily travel | Door-to-door trip, transfers, parking, and backup route | Test the route at your normal travel time |
| Home fit | Layout, workspace, storage, outdoor space, accessibility | Walk through with your written priorities |
| Ownership costs | Financing estimate, taxes, insurance, HOA dues, upkeep | Request property-specific information and professional estimates |
| Everyday errands | Groceries, recreation, services, and places you visit regularly | Try a typical weekend route |
| Property questions | Condition, records, inspections, permits, and HOA documents | Review available documents and ask qualified professionals |
| Personal priorities | Your essential features and acceptable compromises | Score each home against the same brief |
Test the commute, including the first and last mile
A home’s distance from a station is only one part of the trip. Check how you reach it, service at the hours you need, transfers, and the journey from your destination station to work. Use the official Caltrain station directory and BART station directory to start planning, then check current schedules and service alerts. Do not assume a route or travel time from a listing description.
Visit twice with a different purpose
On your first visit, focus on the home. On your second, focus on your routine. Walk the route you would actually use, observe parking and traffic, and listen at different times of day. A quiet midday showing and a weekday evening can give you different information.
Verify schools and property boundaries directly
If a particular school matters to your search, confirm assignment, eligibility, and enrollment with the responsible district for the exact address. City names and nearby schools do not establish attendance eligibility. Likewise, check property-specific questions with the relevant records and professionals.
Give your shortlist a simple score
Choose five criteria that matter most to you and give each home a score from one to five. Write a short reason beside every score. Add a separate “unanswered questions” column so uncertainty does not get mistaken for a positive feature. Review the tradeoffs with your agent before deciding what to tour next.
