Pricing Your Home in the Bay Area
Price your home with context, evidence, and a clear plan.
Start with the home you are actually selling
A useful pricing conversation begins with location, layout, condition, lot characteristics, improvements, and the records available for the property. Discuss what is distinctive and what a buyer may need to investigate. An online estimate or a citywide average cannot account for every property-specific factor.
Review recent sales and current competition together
Compare similar closed sales with homes buyers can choose today. Consider how condition, timing, features, and market changes affect those comparisons. Ask Chris to explain the strongest comparables, the less suitable ones, and the assumptions behind a suggested price range.
Distinguish list price from expected proceeds
The asking price positions a property in the market; it is not a guarantee of the final result. Discuss likely preparation expenses, loan payoffs, negotiated compensation, closing costs, and any credits with the appropriate professionals. An estimated net sheet can help compare scenarios before you commit to a plan.
Discuss whether a pre-sale appraisal would help
The seller guide describes pre-appraisal as one tool in a broader pricing discussion. Ask whether an independent appraisal would add useful information for your property, what it costs, and its limitations. An appraisal is an opinion of value, and a buyer’s lender may require its own appraisal.
Agree on how the strategy will be reviewed
Before launch, decide how you will receive showing activity, feedback, questions, and updates on competing listings. Discuss what evidence would prompt a change in presentation, marketing, or price. No pricing approach guarantees a particular offer count, premium, or sale date.
