AT A GLANCE

Start with timing and property records. Prioritize presentation. Review comparable sales with your agent before deciding how to enter the market.

Before choosing a launch date or starting a remodel, build a plan around your timing, the home’s condition, and the people likely to consider it. This checklist is a starting point for a seller consultation with Christopher Renois.

Start with the move, not the paint color

Write down when you want to move, whether you will be buying another home, how showings would affect your household, and which decisions depend on the sale. If you are coordinating two transactions, discuss the sequencing before committing to a calendar.

Create a property information folder

Gather what you already have: past inspection reports, improvement invoices, permit records, warranties, roof or systems information, and any HOA documents. Note what is missing rather than trying to fill gaps from memory. Ask your agent which records and disclosures are relevant to your property, and direct legal or tax questions to the appropriate professional.

Walk through the home as a buyer would

  • Start outside: entry, lighting, landscaping, paths, and visible maintenance.
  • Inside, look at room flow, natural light, storage, and how each space is used.
  • Make a separate list of functional concerns and presentation opportunities.
  • Identify items that need a licensed contractor or specialist’s evaluation.

Ask for a prioritized plan with an estimated budget and timeline before starting work. A long project list is not automatically a better plan. Separate essential work, modest presentation changes, and optional projects whose cost or delay may outweigh their value.

Discuss pricing with a comparable-property lens

Review recent sales and current competition with your agent. Compare location, condition, layout, lot characteristics, and the timing of those sales. A citywide statistic or online estimate is a starting point, not a substitute for a property-specific discussion. Revisit the plan if the market or the property’s condition changes before launch.

Make the listing clear and complete

Confirm the photography plan, room descriptions, property features, and information buyers will need. Accurate presentation matters as much as attractive presentation. Discuss how inquiries, tours, feedback, and offers will be handled, and decide how you prefer to receive updates.

Plan for the days after an offer

Ask your agent to walk through the offer’s full terms, deadlines, and expected next steps. Keep a shared checklist for document requests, access needs, moving arrangements, keys, and utilities. A headline price alone does not describe every part of an offer.

Questions sellers often ask

Should I renovate before selling?

There is no universal answer. Start with an assessment of condition, likely buyers, cost, and the time available. Discuss smaller alternatives before committing to a large project.

How long will preparation take?

That depends on the work, access, vendors, and documents involved. Build a property-specific schedule before choosing a launch date.

Can I start planning before I am ready to list?

Yes. An early conversation can help identify decisions that take time, even if your move is months away.
